We are more than just energy assessors; we provide solutions to CO2 emissions reduction requirements imposed on developers by building regulations and planning departments.
Regardless of the size of your business whether you are a bespoke builder, architect or national house builder, we will work with your existing design team to find the most cost effective solution for compliance with building regulations, Code for sustainable Homes (CSH) energy requirements and 10% embedded renewable technology planning requirements.
Insulation, LZC technologies and advanced heating technologies are expensive, so if you do not have an energy consultant on your design team you may be spending far too much on your proposed development.
The process is split into three parts.
- Pre planning consultation
- Pre assessment, SAP calculations As-Designed
- Post assessment, SAP calculations As-Built & Energy Performance Certificate
We have worked on various Code for Sustainable Home (CSH) developments ranging from Code 3 to Code 6; we have worked with our clients design teams to find the most cost effective solutions to CSH energy reduction requirements.
The CSH requirement will be phased into standard building regulation requirements over the following years; in 2016 all new homes will be required to be Zero Carbon or Code 6.
The following percentage reduction of the relevant code compared to the current building regulation requirements, or TER.
Reduction in Dwelling Emission Rate (DER) compared to current 2006 building regulation requirements or Target Emission Rate (TER).

* SAP does not take into account the CO2 produced by cooking and appliances therefore to achieve Code 6 the dwelling would be required to export energy to compensate for the CO2 produced by cooking and appliances.
We can provide assistance with the Energy element of the CSH including specification, heating design and Low or Zero Carbon (LZC) technology specification.
We can provide the feasibility study as required by Ene7 of the CSH, and depending on the LZC technology specified up to 2 credits may be towards the code credit requirements.

New Dwellings, Part L1a
Dwelling as designed SAP assessments
Providing any guidance or advice necessary for the development to gain compliance with Part L1a of the building regulations or code for sustainable homes (CSH) assessments.
Sap calculations, DER/TER calculations, building control check list, U-Value calculations, condensation risk analysis, overheating assessment and predictive energy assessments.
Single development
New dwelling under 200m² TFA £120.00 plus vat
New dwelling between 200- 500m² TFA £180.00 plus vat
New dwelling over 500m² TFA £260.00 plus vat
Multiple developments
Cost for the 1st plot £120.00 plus vat
Each plot thereafter. £ 35.00 plus vat
Dwelling as Built SAP assessments & Energy Performance Certificate. (On completion)
Amending the original SAP calculation as designed to allow for any changes from the original build specification including adding air pressure results etc.
An energy performance certificate (EPC) will be produced from the SAP as built assessment and therefore the cost of producing the EPC will be included in the Dwelling as Built assessment although a lodgement fee will have to be paid to the accreditation body and HCR Register which may increase periodically.
Cost per dwelling . £ 35.00 plus vat
Current lodgement Fee £ 12.50 plus vat
Conversions / change of use, Part L1b
Providing any guidance or advice necessary for the development to gain compliance with Part L1b of the building regulations.
Sap calculations, U-Value calculations, condensation risk analysis and predictive energy assessments.
SAP calculations as existing (please see dwelling as designed costs)
Energy performance certificate including lodgement £ 45.50 plus vat
Feasibility studies
To justifying excessive glazing including compliance with Part L1b £180.00 plus vat Fifteen year payback period feasibility study to remove the need for upgrading wall insulation on conversions or change of use as required under part L1b.

Code for sustainable homes Ene 7 feasibility studies for the integration
of LZC technologies on a development (up to 6 plots does not include
SAP calculations) £470.00 plus vat
Ene 7 additional plots costs per plot £ 50.00 plus vat
All costs include providing the advice necessary for either compliance with building regulations Part L1 or with code sustainable home assessments (CSH) ene1 percentage reduction of DER compared to TER.
We are SAP assessors and on-construction domestic energy assessors accredited with Elmhurst home energy and also are authorised SAP assessors registered with Northgate information solutions (formerly MVM).
What information do we need?
- Drawings as prepared for building control including building notes
- Window schedule including any manufactures data
- Site plan including North point
- Heating and fuel type, secondary heating gas fires etc.
- If not on the plans we would need to know type of insulation including any manufactures data
- Ventilation type i.e. extractor fans, mechanical ventilation etc
- Sheltered sides, over shading, if not on the site plans
